The process of a knockdown and rebuild project is nearly identical to our regular Build Process, except for the addition of demolition. 

We have long-standing relationships with the city’s best demolition contractors, who we work with to demolish existing buildings on site, recycle or collect for reuse all possible materials, and remove all waste from the site, leaving you with a clean slate for your project.

Once the building process commences, you can count on the same customer-focused approach we use for all our builds, including having a dedicated Project Manager to keep you updated on your knockdown rebuild, as well as monthly site visits to see the progress for yourself.

FAQs for Knock Down Rebuild Homes

The main advantage of knockdown rebuild homes is having greater freedom in the design and build of your residential project on a piece of land that already has a house on it. While a renovation can add value, functionality, and other benefits to a home, it is not always the best option.

Heritage, environmental, and other legislative overlays may affect your site. This is particularly common in well-established metropolitan areas. The teams here at Harlan Homes are very well versed and have great experience dealing with the wide range of overlays and will carefully navigate their way through them should they apply.

Another potential issue is possible contamination from existing structures, overflowing from adjoining sites. Fortunately, we have a raft of qualified consultants and trades to deal with and close out these types of minor issues.

Other considerations include access to the site, the gradient of the site, condition, and size of the building. These contextual factors will need to be considered by our team to not only ensure we plan for the right people, equipment, and program, but also to manage traffic and communicate with neighbours. The process for a knockdown rebuild is nearly identical to our signature 5-step Build Process, except for the additional step of demolition before commencing your home build.

The initial consultation and scope process will take about four weeks, followed by the design process which takes about twelve weeks. Once we’ve finalised the designs, you’ll have around six to eight weeks to make your spec and interior selections. Next is where the magic really happens – demolition and construction! This part will take around 10 months to complete. When it’s all done, it’s time for final inspection and handover which will take about two weeks. All in all, the knockdown rebuild process will take about 18 months to complete from start to finish.

We’re often asked to provide a rough knockdown rebuild cost to people planning to undertake this style of home building project in Sydney. The cost of rebuilding a house after demolishing the original home will depend on a variety of factors, including the size, finish, and inclusions of the new home.

To help with budgeting, it’s useful to know that a knockdown rebuild project will generally cost $800-$900k for a 330-350m2 home with 4 bedrooms & 2-3 bathrooms. A larger home of around 450-500m2 with 5-6 bedrooms and 3-4 bathrooms will cost around $1.5 million to build.
